There are programs for people who already own a home and for first time homebuyers. Millennials can apply, health care workers, such as doctors and nurses, and civil servants such as police and firemen. Many opportunities available to obtain financial assistance

 New Homebuyer Programs

Illinois Housing Development Authority (IHDA) announced two new homebuyer programs on December 1, 2020. Both programs are open to non-first-time homebuyers!

  1. IHDA SmartBuy provides a 30-year, fixed-rate first mortgage with a deferred $5,000 for down payment and/or closing cost assistance. In addition, SmartBuy provides 15% of the purchase price (up to $40,000) in assistance for student loan debt relief for borrowers with at least $1,000 in student loan debt. They must pay off their full remaining student loan balance at closing. The program is expected to assist approximately 500 to 1000 borrowers.
  2. IHDA Opening Doors provides a 30-year 1st mortgage with a fixed interest rate and $6,000 in down payment and/or closing cost assistance. The down payment assistance is forgiven monthly over five years. The program is expected to assist approximately 6,000 borrowers.
